Watch I-59 Exit 3
The next time you are northbound on I-59 from I-12, stop off at Exit 3. I have been interested in this exit because it is on the edge of that large hole in the middle of Saint Tammany Parish that I described in my article Watch the Crown Zellerbach Area.
In particular, I have been watching a parcel of land with a sign indicating that Waring Oil Company [Texaco distributor, Natchez MS] planned to build a C-store there. The sign has been there for over a year, but as of yet, there is no Interstate Texaco. Waring oil owns and operates the Texaco C-stores on Highway 59 at I-12, Highway 21 at I-12, Highway 22 at I-59, and they are building one in north Biloxi. There are undoubtedly several others.
Yesterday when I went to check up on Exit 3, I saw across the road from the still vacant Waring lot a new, large Shell station called the Express Store. The front is about 100 feet, there are five islands, there is hot food, space for one or two other tenants, and a CPB outside ATM. The inside of the store has a strong emphasis on hard liquor. It looks like as Harbor Pointe Shell in Mandeville has a PJ's Coffee inside the store, this store chose a "liquor store" profit center.
The store was opened on October 25, 2002 after six months' construction.
I am interested in this intersection because I think it will influence the development in the empty middle of the parish.
